When your roof shows signs of damage, the big question is: Can I get by with a roof repair, or do I need a full roof replacement? The answer depends on the age of your roof, the type of damage, and even how insurance companies handle claims.

We asked Paul Browne, Production Manager at McCoy Roofing, and Zach Varadi, Sales Manager, to explain the key differences between roof repair and roof replacement—and how to know which one is right for your home.

Can you warranty a roof repair like a roof replacement?

“You can warranty a roof replacement, but it’s hard to warranty a roof repair,” Paul explains. “There are always preexisting issues. With a replacement, you wipe the board clean and everything is tied together. That makes it easier to stand behind.”

Zach adds, “Insurance companies do not care about repairs. They care about full replacement.”

What factors determine whether a roof needs repair or full replacement?

“The biggest ‘wow’ factor I get is with wind,” Zach says. “Wind can rip off half the shingles on your house, and we can go in and repair it without replacing full sections. But some stuff is unrepairable.”

“If your shingles are really brittle, you just can’t tie into old, brittle shingles,” Paul adds. “They’ll break as soon as you touch them.”

Zach uses a food analogy: “Think of it like a gingerbread house. Once the frosting is hard and brittle, you look at it wrong and it’s gonna break. That’s kind of a perfect analogy—because sometimes that house just won’t hold together anymore.”

Are there cost or insurance considerations homeowners should be aware of?

“Yes,” Paul explains. “For instance, shake roofs are out. If you have a shake roof, insurance will get you to replace it with something else.”

Zach notes, “Repair is usually cheaper, but it’s just that. It can cause issues in the long run. It’s really case by case. If it’s just silicone, you get a dab of silicone up there—you don’t need a full roof replacement for a small leak. But a replacement is always going to be more expensive unless insurance is paying for it.”

Paul adds, “It gets to the point where even if a repair is cheaper, a replacement is better for longevity. Impact-resistant shingles, for example, can save you money over time.”

How do you help a homeowner decide which option is right for them?

“The age of the roof is a huge one,” Paul explains. “And not just the shingles, but the metal as well. If you see rusted nails or metal, that’s a good indication that moisture is getting into your deck, and the decking could start to rot. Even if your shingles look fine, the decking underneath could be soft. In those conditions, replacement is the smarter choice. The older the roof, the more likely a roofer is to recommend replacement due to brittleness and hidden issues.”

Can repairs extend the life of a roof significantly, or do they just buy time?

“It just buys time,” Zach says. “As soon as you put a roof on, there’s a clock counting down—call it a 30-year clock. If you get hail, it knocks 28 years off that clock. If you get a hot summer, it knocks a year off. In premium conditions, you get close to the full life span.”

Paul adds, “But here in the Midwest, we get the worst possible conditions sometimes. Seasonal weather is great for people—not so much for roofs.”
